Geoffrey Ferrell, as implementation Urban Designer and Form-Based Code writer, worked with the developer, marketing professionals, engineers, architects, building contractors, and City officials to transform the schematic plan into reality. FMA is responsible for the Regulating Plan(s), Form-Based Codes (adopted into the City Zoning Ordinance), Street Tree and Street Light plans, and the Landscape and Architectural Standards (adopted into the Covenants and Deed Restrictions).
The Peninsula project was initiated by the elected officials and citizens of Iowa City. In 2000, a charrette run by Dover Kohl & Partners produced the master plan for this 200-acre site across the river from the University of Iowa, and the city’s downtown. The plan includes detached single-family houses, townhouses with front porches, row houses, small apartment buildings, and mixed-use shopfront buildings. The neighborhood occupies 45 acres of the site, leaving the remaining land for a park and natural reserve.
